Mortgage product designed for the borrower's primary residence — better terms than investment loans.

Conventional owner-occupant: down as low as 3% (FHA), interest rates 0.5-1.5% lower than investment, lender requires you to live in the property 12+ months. House-hacking (live in one unit of a 2-4 unit) uses owner-occupant terms to acquire small multifamily cheaply.
