Cap rate
Net operating income divided by purchase price. The unleveraged yield a buyer earns on a property at today's NOI.
Net operating income (NOI)
Effective gross income minus operating expenses. Excludes mortgage debt service.
Cash-on-cash return
Annual pre-tax cash flow divided by total cash invested. The leveraged year-one return.
DSCR (debt service coverage ratio)
NOI divided by annual debt service. Lender's safety margin metric.
LTV (loan-to-value)
Loan amount divided by property value (or purchase price, whichever is lower).
BRRRR (Buy, Rehab, Rent, Refinance, Repeat)
Investing strategy of forcing appreciation then refinancing to recycle capital.
