What this site is

DealMath provides free real-estate investment calculators for educational and analytical purposes. We work hard to make the math accurate, but real estate involves judgment, local context, and tax law that none of these tools can fully capture.

Not financial, investment, legal, or tax advice

Nothing on this site constitutes financial advice, investment advice, legal advice, or tax advice. The calculators are estimators. The glossary and guides are educational. The deal-review service is a second pair of eyes on your numbers, not a professional recommendation.

Always consult a licensed real estate professional, CPA, attorney, or qualified intermediary before making decisions involving real property, taxes, or contracts.

No warranty

The site is provided "as is" and "as available." We make no warranty, expressed or implied, about the accuracy or fitness of the calculators for any particular purpose. Math libraries have bugs. Tax rules change. Markets shift. Verify everything before acting.

Limitation of liability

To the maximum extent permitted by law, DealMath and its operators are not liable for any losses or damages arising from your use of the site, the calculators, or any content. If you make a $500,000 investment because the calculator looked good, that's on you.

Embed terms

Embeddable iframes are free for any site to use, with the following conditions: keep the "Powered by DealMath" attribution visible, don't reverse-engineer the calculator math, and don't run abusive traffic patterns. Normal usage at any volume is welcome.

Acceptable use

Don't use the site to: harass others, attempt to gain unauthorized access, scrape at industrial volumes, or impersonate DealMath. We may block IPs that abuse the service.

We may update these terms occasionally. Material changes will be noted on this page with a new "Last updated" date.
