Short-term rentals can earn 2-3× a comparable long-term rental in good markets — but at much higher operating cost (cleaning per turnover, higher utilities, furnishings depreciation, and channel fees of 3-15%). The metric that matters most is the break-even occupancy: the % at which your annual cash flow hits zero. If that number is above your market's realistic occupancy, the deal is fragile.
