ARV (after-repair value)
Estimated market value of a property after the planned rehab is complete.
ARV is your forecast of what the property will be worth post-rehab — the most important and most error-prone input in BRRRR and flip math. Sanity check with comparable sales of similar-condition properties within 0.5 miles, sold within the last 6 months. Avoid relying on Zillow estimates for ARV — they lag actual appraisals by months and can be off by 10-20%.
