BRRRR (Buy, Rehab, Rent, Refinance, Repeat)

Investing strategy of forcing appreciation then refinancing to recycle capital.

You buy distressed below market with short-term capital (cash or hard money), rehab and stabilize, lease up, then refinance into a long-term loan based on the new appraised ARV. If the refi cash-out exceeds your total cash invested, you've recycled your capital and can do it again.
