Live in part of a property (one unit of a duplex; a room in a SFR) while renting the rest.

The starter strategy. Owner-occupant financing means lower down payment and rates. Rent from the other units offsets your housing cost — sometimes covering it entirely. After 12 months you can move out and convert to a pure rental.
