50% rule
Operating expenses ≈ 50% of gross rent. A back-of-napkin expense estimator.
Long-run, total operating expenses (excluding mortgage) tend to be around half of gross rent for stabilized rentals. The 50% rule converts this into a quick cash-flow estimate: monthly cash flow ≈ (gross rent × 50%) − mortgage payment. Newer properties run lower; older properties run higher.
