Monthly rent ≥ 1% of purchase price. A screening heuristic for cash flow potential.

Coined when interest rates were lower. In today's rate environment most US markets fail the 1% rule even for solid deals — it's largely outdated outside Midwest and Sun Belt secondary markets. Useful as a rough screen, not a substitute for full underwriting.
