Qualified intermediary (QI)

Third party that holds 1031 sale proceeds between properties. Required for a valid exchange.

If the taxpayer ever touches the cash between sale and replacement, the 1031 fails. The QI is a neutral party that holds the funds and disburses them to close on the replacement. Pick one before listing the relinquished property — most charge $750-2,500 per exchange.
