Maintenance reserve

Money set aside for routine repairs (plumbing fixes, appliance issues, paint).

Distinct from CapEx. Routine maintenance is shorter-life and more frequent. Common reserve: 5-10% of gross rent for older properties, less for new builds. Lender underwriting often combines maintenance and CapEx into a single 'replacement reserve' line.
