Effective gross income (EGI)

Gross potential income minus vacancy and concessions.

Gross potential income assumes 100% occupancy at market rent. EGI is what you actually expect to collect. Subtract vacancy loss, concessions (free month, rent reductions), and bad debt. Lenders re-underwrite EGI conservatively using market vacancy, not in-place.
