Investment-property loan sized by the property's DSCR, not the borrower's income.
DSCR loans skip W-2 / tax-return underwriting and qualify the loan based on the property's NOI vs. its debt service. Typical minimum DSCR: 1.0-1.25. Rates are usually 0.5-1.5% above conventional. Good for self-employed investors and portfolios.
