Boot

Cash or debt relief received in a 1031 exchange. Boot is taxable.

Cash boot: cash you take out of the exchange (e.g., net equity exceeds replacement cash needed). Mortgage boot: debt relief, where your new loan is smaller than the loan paid off. Mortgage boot can be offset by extra cash you bring; cash boot cannot.
